As a BIM professional, I believe that As Built BIM Models can be highly reliable for long-term facility management, but their value depends heavily on how accurately they reflect the final built conditions. In my experience, facility teams benefit the most when the model contains updated information about architectural, structural, and MEP elements rather than simply representing the original design intent.

One of the biggest advantages of As Built BIM Services is that they provide a centralized source of information that can be referenced throughout a building’s lifecycle. Whether it is maintenance planning, equipment replacement, renovations, or future expansions, having access to an accurate digital representation of the facility can save significant time and effort.

That said, I have also seen situations where the reliability of an As Built BIM Model decreases over time because building modifications, maintenance activities, and system upgrades are not regularly incorporated into the model. In such cases, the BIM model gradually becomes outdated and less useful for facility management teams.

My view is that As Built BIM Models are extremely valuable for long-term facility management, but only when there is a process in place to keep them updated as the facility evolves.

What are your thoughts on this? Have you worked on projects where As Built BIM Services played a significant role in facility management? How do you maintain model accuracy over the years, and what challenges have you encountered in keeping As Built BIM data relevant for ongoing operations?

I would be interested to hear perspectives from facility managers, BIM modelers, contractors, and building owners who have practical experience with this topic.

As-built BIM models provide accurate facility data, support maintenance planning, improve asset management, and enhance long-term operational efficiency.
